Glass House cleans windows two ways: by hand with a squeegee, and with a water-fed pole that rinses with purified water. Most homes receive a combination of both, matched to each window's height and access, and frames and sills are wiped with every package.

Streak-Free Guarantee

Included

Spot streaks or workmanship spotting after we clean? Let us know within 72 hours and we'll correct the affected glass at no charge. (Doesn't cover new dirt, pollen, sap, bird droppings, hard water, irrigation overspray, or debris from dirty screens or frames.)

Satisfaction Guarantee

Included

If we are not satisfied with the outcome of your window cleaning, gutter cleaning, house washing, or roof washing, you will not be charged.

10-Day Rain Guarantee

Premium only

Included with Premium Window Cleaning: if rain causes noticeable spotting on recently cleaned exterior glass within 10 days, we'll return for a complimentary exterior touch-up of the affected panes. The Basic and Standard cleans, and the bundles built on them, don't carry it.

Workmanship Standard

Included

If we miss an area or leave normal cleanable residue, tell us and we'll re-clean or touch it up. Our guarantees cover the cleaning result — not repairs, replacements, permanent stains, or conditions that can't be safely corrected through cleaning.

WHAT IS INCLUDED

What each package includes, and what it does not

Each package has a clear starting and stopping point, so nothing on your invoice comes as a surprise. For reference, the sill is the ledge visible with the window closed, and the track is the channel beneath the sash.

INCLUDED

By package

Basic: exterior glass, frames and edges

Standard: both sides, with screens removed and reinstalled

Premium: screens washed, tracks cleaned and treated

A courtesy sill wipe with every package

NOT INCLUDED

Quoted separately, or not offered

Screens on Basic, which we ask you to remove beforehand

Screen washing on Standard, available as an add-on

Hard water, mineral and iron stains, a separate restoration

Paint, silicone, adhesive, mortar and construction debris

Repairs to screens, rollers, hardware or weatherstripping

Storm windows that are removed from the outside

SCREENS, TRACKS AND SILLS

The parts of a window that are often forgotten

The glass is only one part of a window. The screen, the track and the sill each collect their own dirt and affect how the window works and how much light comes through.

A TIP FOR FALL

Insects collect in window tracks, and a packed track lets warm air leak out, which draws more insects in the fall. After cleaning a track, Carson rubs a bar of Irish Spring soap along it, which keeps insects away far longer.

01

Sills receive a courtesy wipe

The sill is the ledge visible with the window closed. It is wiped with every package at no additional charge.

02

Tracks receive a deep clean

The track is the channel beneath the sash. It is wetted with cleaning solution, brushed loose and wiped out with microfiber, with a handheld vacuum where the debris is heavy.

03

Screens are washed with Premium

Screens are removed, brushed down outside with pure water and cleaning solution, and left to dry while the glass is cleaned. More light passes through, and a musty screen odor usually leaves with the dirt.

04

Stuck screens stay in place

A screen that will not come out usually means the house has settled and closed the gap it needs, which is normal. Screens are never forced, and screens that have been painted over cannot be removed.

SPECIAL WINDOWS

Grids, storm windows, sunrooms and limits

French panes and grids

Removable and structural grids are priced per grid, because each divided pane receives the same full cleaning as a whole window; a window with four grids takes close to four times as long. Grids sealed between the panes add nothing to the price.

Storm windows

Storm panes are removed from inside, cleaned on both sides on towels and reinstalled in order after the main window is cleaned, roughly twice the work of a standard window. Storm windows that must be removed from the outside are not serviced.

Sunrooms and Eze-Breeze panels

Sunroom glass is cleaned like any other window. Eze-Breeze vinyl panels are a separate service, cleaned by hand to the manufacturer's specifications, because the vinyl is softer than glass and scratches easily.

What cleaning cannot fix

We do not clean screened-in porches, and we typically do not clean stained or leaded glass. Cleaning cannot repair cracked or fogged glass or failed seals; for window repair, we refer customers to Pro Window Repair, a family-owned shop in Blaine.

WHY THE WATER MATTERS

Hard water spots glass, so we filter ours to zero

Water carries dissolved minerals. When a droplet dries on glass, the water evaporates and the minerals stay behind, and that residue is a water spot. North metro water carries a great deal of it.

310–360

PPM (parts per million) of hardness in Blaine's city water in 2023. The USGS classifies anything over 180 PPM as very hard.

100%

of Ham Lake homes use private wells, so sprinklers spray untreated groundwater, minerals included, onto siding and glass.

0 PPM

is the reading of our rinse water before it touches your windows. With no dissolved minerals, nothing is left behind to spot.

60+ ft

of reach on our carbon fiber water-fed pole, up to six stories, with no ladder resting against your siding.

HOW WE CLEAN WINDOWS

Two methods, one streak-free standard

The method depends on the window, its height and how it is reached. Neither is a lesser option, and most homes receive a combination of both.

01

Traditional, by hand

The glass is wetted with a T-bar and a mild soap solution, then worked with #0000 steel wool, an ultra-fine grade made for glass, to lift bonded debris. A professional squeegee is pulled in one continuous fan so no water is left to dry on the glass, and lint-free towels finish the frames and sills. Best for lower windows with easy access.

02

Pure water, with a water-fed pole

Reverse osmosis, carbon and deionization filters in the van bring the water to 0 PPM. A soft boar's hair brush on a carbon fiber pole scrubs the glass and frames, and a rinse bar flushes everything from top to bottom. With nothing dissolved in the water, the glass dries clear on its own. Best for upper stories, difficult access and gridded windows. If a meter reading reaches 15 PPM, the filter resin is replaced before the next job.

Tinted windows are cleaned differently. Steel wool is never used on window film; tinted glass receives a non-abrasive applicator and a squeegee, which removes nearly all soiling, although hard debris and anything trapped behind the film cannot be removed. Please mention tint when you book.

SAFETY AND CARE

Safe for your home, inside and out

Window cleaning places ladders against your home and, with Standard and Premium, a person inside it. Both receive the same care as the glass.

A ladder standoff with a padded foot resting on the shingles, holding the ladder off the gutter

LADDERS

Padded standoffs and levelers

Every ladder carries padded standoffs, so nothing rests on or marks your siding, frames or gutters, and levelers for soft or uneven ground. Ladders are set at a 4 to 1 angle and tied off above two stories.

HEIGHT

Fewer ladders, thanks to the pole

Upper glass is often cleaned from the ground with the carbon fiber water-fed pole, which reaches six stories. Fewer ladder climbs means less risk for everyone and less foot traffic through your landscaping.

DELICATE PARTS

Screens and tint handled gently

A screen that will not come out is never forced, because it usually means the house has settled. Tinted glass never receives an abrasive, only a non-abrasive applicator and a squeegee.

INSIDE YOUR HOME

How we work indoors

Standard and Premium include interior glass. These practices protect your home while we work inside it.

No ladders indoors

A ladder carried through a home puts walls, floors and furnishings at risk, so none comes inside. Specialized poles reach most interior glass at height, and if a window cannot be reached safely, you will know before the work begins.

Drop cloths go down first

Before anything is wetted, drop cloths are laid wherever we are working. They catch drips and splashes and protect couches, carpet, rugs and drapes throughout the visit.

Please clear the sills

We ask that belongings and furniture be moved away from the windows before we arrive. Glass that cannot be reached cannot be cleaned, and clear sills keep the visit efficient.

Indoor smoking

Please mention indoor smoking when you book. Glass in a home where cigarettes are smoked requires a far more extensive clean, so Carson adds a smoker's fee based on how heavy the residue is.

SPRING

Pollen and winter film

Road film, salt spray and the first pollen of the year come off. Spring is the natural start of the season.

SUMMER

The full season

Exterior service runs March 1 through November 15. Sprinkler spots are easiest to remove while they are fresh.

FALL

Before the freeze

Clear glass for the holidays, and clean tracks before insects look for a warm way inside.

WINTER

Interior glass

Exterior work pauses in freezing weather, but interior window cleaning is well suited to winter.

If sprinklers reach your windows, adjust the heads to spray away from the glass. Minerals left on glass bond over time, and once they etch the surface, no cleaner can remove them.

THE OWNER

The person who quotes it cleans it

Glass House is owned and run by Carson Brenny. He grew up in Ham Lake, went to Blaine High School and has cleaned windows full-time since 2020. The person who quotes your windows is the person on the ladder, and the one who checks every pane with you before the job is finished.

Windows are how a family takes in everything around the house, from the yard to the lake to the first snow, which is why Carson treats every pane with the care he would give his own home.

IN CARSON'S WORDS

WINDOW CLEANING QUESTIONS

Window cleaning FAQ

Large commercial picture windows cleaned inside and out

Is steel wool safe on my windows?

Yes, in the grade we use. #0000 steel wool is an ultra-fine grade made for glass, and it is excellent on fingerprints and stuck debris. It is never used on tinted windows, so please tell us about any window film when you book.

Do I need to be home?

Not for Basic. Remove your screens beforehand and you do not need to be home. Standard and Premium include interior glass, so someone needs to let us in.

Will hard water spots come off?

Hard water stain removal is an add-on. The stains can only be judged once the glass has been cleaned normally, so we test a single window first. If the spots do not lift, the minerals have etched the glass, and no cleaner can reverse that.

What if it rains right after?

Included with Premium Window Cleaning: if rain causes noticeable spotting on recently cleaned exterior glass within 10 days, we'll return for a complimentary exterior touch-up of the affected panes. The Basic and Standard cleans, and the bundles built on them, don't carry it.

What if I find a streak?

Spot streaks or workmanship spotting after we clean? Let us know within 72 hours and we'll correct the affected glass at no charge. (Doesn't cover new dirt, pollen, sap, bird droppings, hard water, irrigation overspray, or debris from dirty screens or frames.)

How long does a visit take?

Smaller jobs take about one to two hours. Larger homes, or visits that combine several services, can take half a day to a full day.

How should I prepare?

Five minutes of prep makes your appointment smooth, safe, and spotless. Turn on your outside spigot and make sure we can reach it — a spigot shut off at an inside valve is the most common cause of a late start. Unlock any gates, keep pets clear of the work area, and close your windows. Booked our basic window cleaning? Removing your window screens before we arrive is the homeowner’s responsibility — we do not remove screens with this package. Take them off ahead of time and set them somewhere safe, like the garage. If screens are still on when we arrive, we may need to reschedule, or clean only the windows we can access. Tell us about tint, storm windows or grids when you book. The full checklist comes with your quote.

Do you clean commercial windows?

Yes, for offices, storefronts and HOA properties. Commercial work is always quoted in person by Carson, so the first step is a walk-through of the property.
