THE WORKS
The Works for Ham Lake and the north metro
The ultimate exterior refresh: exterior windows, gutters and a no-pressure house wash in one visit, with your saving shown on your quote.
The Works is our flagship package and the ultimate exterior refresh: Basic Window Cleaning on every accessible exterior pane, a full gutter cleaning, and a no-pressure soft wash of the siding, soffits, fascia and eaves. The whole exterior is restored at once instead of across three appointments, and your quote shows exactly what you save against booking the three separately.
Around the north metro, the same hard water, oaks and lakes that spot your glass also fill your gutters and green up your siding. Doing all three together, in the right order, means the gutters and the wash come first and nothing drips onto freshly cleaned glass.

WHY ALL AT ONCE
Glass, gutters and siding get dirty together
Glass, gutters and siding respond to the same local conditions, so they tend to need attention at the same time.
100%
of Ham Lake homes use private wells. Sprinkler water that reaches the house dries into white spots on glass, from calcium, and orange stains on siding, from iron.
220–375
PPM (parts per million) of hardness: the range for city water from Andover to Rogers. Those dissolved minerals are what spot your glass.
Oaks
are Blaine's most plentiful neighborhood shade tree, according to the city. Their leaves fill gutters, and their shade keeps siding damp enough for algae.
Yearly
is how often we recommend washing a lake-lot home. Near Coon Lake, Crooked Lake or the Rice Creek Chain of Lakes, organic growth builds up faster.

WHAT IS INCLUDED
Three services, one visit
The Works brings together Basic Window Cleaning, Gutter Cleaning and House Washing, the three exterior services that naturally improve one another.
Basic Window Cleaning
Every accessible exterior pane, cleaned by hand with a squeegee or with a water-fed pole and water filtered to 0 PPM, plus a courtesy wipe of the exterior frames and sills. It covers the outside of the glass, so please take the screens out before we arrive.
Gutter Cleaning
Gutters are cleaned by hand, blown out or flushed, whichever suits that gutter on that day, then flushed with the downspouts to confirm the water runs. Debris is bagged and hauled away with us, not left in your yard or bin, and walkways, patios and decks are left free of debris.
House Washing
A no-pressure soft wash of the siding, soffits, fascia and eaves. A sodium hypochlorite solution, similar to a diluted household bleach, kills algae, mold, mildew and moss at the root, then a rinse at 50 to 300 psi, about the force of a garden hose, carries it all away.
Homes with stucco, brick, stone or masonry receive the masonry version of The Works, with its own price for each home size. Those surfaces hold moisture and stain differently than siding, so the mix and the dwell time (how long the solution stays on before rinsing) are adjusted to clean them without etching the surface or driving water where it does not belong.
WHY THE ORDER MATTERS
Gutters, then the wash, then the glass
Doing all three in one visit is more than convenient. The order is part of the result: whatever comes off the roof edge and the siding lands before the glass receives its final clean.
01
A walk-around first
Carson walks the house, checks the surfaces, the plants and the outdoor fixtures, and sets the right mix for your exterior. Anything of concern is flagged and talked through with you before work starts, and every online quote is verified in person at this stage.
02
Gutters first
WHY WINDOWS GO LAST
Gutter debris and house-wash rinse water end up on the glass. Carson cleans the exterior windows after the house wash is finished, so the clean you see is the last one.
Gutters are cleared by hand, blown out or flushed, and the debris is bagged and hauled away. The gutters and downspouts are then flushed to confirm they flow. Doing this first means nothing falls or drips onto a freshly washed wall.
03
Then the house wash
The soft wash goes on at the lightest strength your siding will take and dwells about 5 to 10 minutes on vinyl. Surfactant, an additive that makes a mix cling, is typically left out unless the home is heavily landscaped, because it takes far more water to rinse. A low-pressure rinse follows, top to bottom.
04
Exterior glass last
Once the wash is rinsed, every accessible exterior pane is cleaned by hand with a squeegee or with the water-fed pole. Because the glass comes after the gutters and the siding, nothing from the earlier steps lands on it. Frames and sills, the ledge visible with the window closed, receive a courtesy wipe.
05
A final check and photos
Carson checks the gutters, the siding and the glass once more before he calls the job done, and before and after photos come with your receipt. Anything he noticed from the ladder or the ground, such as a blocked downspout, is documented and shown to you.
SIDING OR MASONRY
The wash is set up for your exterior
Every wash starts with the lightest mix the surface will take and works up only if needed, because an overly strong mix damages finishes and cannot be undone. This is how that applies to the homes we see.
YOUR EXTERIOR
HOW THE WASH IS SET UP
WHAT YOU WOULD BOOK
Vinyl siding
A light soft wash mix, a short dwell and a low-pressure rinse
The Works
Painted siding and trim
The gentlest mix of all, because too strong a mix can damage the finish
The Works
Stucco
Mix and dwell adjusted so the growth dies without etching the surface
The Works, stucco, brick and stone version
Brick or stone
More porous, so a stronger mix and a longer dwell, then a gentle rinse
The Works, stucco, brick and stone version
Cedar
Any soft wash grays cedar, so it needs its own restoration: wash, brighten, then seal
Cedar restoration, quoted separately
Chalky, faded siding
That is oxidation. Washing removes the chalk but does not bring the color back
Oxidation removal, quoted separately

INCLUDED
Streak-Free Guarantee
Spot streaks or workmanship spotting after we clean? Let us know within 72 hours and we'll correct the affected glass at no charge. (Doesn't cover new dirt, pollen, sap, bird droppings, hard water, irrigation overspray, or debris from dirty screens or frames.)
INCLUDED
Honest Results Standard
Soft washing targets roughly 90% improvement on normal organic buildup. We won't risk damaging your property to chase the last few percent — and we'll always tell you what's realistic up front.
INCLUDED
Satisfaction Guarantee
If we are not satisfied with the outcome of your window cleaning, gutter cleaning, house washing, or roof washing, you will not be charged.
INCLUDED
Flow Guarantee
All gutters and downspouts will flow by the end of service, guaranteed. The one exception is a downspout packed underground or one that would have to be taken apart — we never take them apart — which we show you and quote separately.
INCLUDED
Workmanship Standard
If we miss an area or leave normal cleanable residue, tell us and we'll re-clean or touch it up. Our guarantees cover the cleaning result — not repairs, replacements, permanent stains, or conditions that can't be safely corrected through cleaning.
Free weather reschedules
Minnesota weather changes quickly. If it turns on your service day, the visit is rescheduled at no charge, and a weather reschedule never counts as a cancellation. The 48-hour notice policy applies only to changes you make, never to changes the forecast makes.
Every policy that applies to Basic Window Cleaning, Gutter Cleaning and House Washing also applies to The Works.

EQUIPMENT AND METHODS
Three methods, one visit
Gutters are cleared by hand, blown out or flushed. The soft wash system applies the lightest effective mix at 50 to 300 psi and 11 gallons per minute, reaching 85 feet from the ground, while plants and windows are kept wet. The glass is cleaned by hand with a squeegee and with a carbon fiber water-fed pole, using water filtered to 0 PPM.
SAFETY AND CARE
Care for the whole home in one visit
The Works puts three services on one day, so the setup around your home matters as much as each step.
LADDERS
Standoffs and levelers throughout
Every ladder carries padded standoffs, so gutters and siding never take its weight, and levelers for soft or uneven ground. Ladders are set at a 4 to 1 angle and tied off above two stories. The soft wash reaches about 85 feet from the ground, so the wash itself rarely needs one.
LANDSCAPING
Kept wet for the whole wash
Plants, glass and anything we are not cleaning are rinsed before, during and after the soft wash. Overspray that lands on a pre-wet surface is diluted to the point of being harmless, which is the reason plants survive. Please flag any delicate or prized plantings when you book.
FIXTURES
Outlets and fixtures checked first
Washing puts water on exterior surfaces, so we rely on outdoor outlets, fixtures, cameras and seals being properly installed and rated for the weather. Glass House does not inspect electrical work, but if something looks compromised at the walk-around, that portion is adjusted, postponed or left out, and you are told why.
SCREENS
Screens out before we arrive
The Works cleans the outside of the glass, so please take the screens out before we arrive. That gives access to every pane, and with the screens out and a spigot on, you usually do not need to be home. A screen that will not come out usually means the house has settled, which is common, so leave it in rather than forcing it.

THE OWNER
One set of hands for the whole exterior
Glass House is owned and run by Carson Brenny. He grew up in Ham Lake, went to Blaine High School and has worked full-time in exterior cleaning since 2020. On a Works day, he clears the gutters, washes the house, cleans every exterior pane and walks the finished home with you.
Most homeowners treat gutters, siding and glass as three separate chores on three separate dates. Carson sees one exterior that gets dirty together, which is why The Works is done in one visit, in an order that keeps each clean surface clean, with no crews or handoffs between the steps.
IN CARSON'S WORDS
“It's my neighbors' homes: their biggest investment, one of the places they spend the most time, and where the people they care about most live. It's something everyone should enjoy, and I believe that.”

HONEST EXPECTATIONS
What The Works does not cover
Downspouts are cleared, never taken apart
The gutters and downspouts are flushed to confirm the water runs. Downspouts and gutter hardware are never taken apart, because of the liability involved. An accessible blockage is cleared with the gutters; a packed or underground downspout is shown to you and quoted separately.
Interiors, decks and patios
Interior glass is part of our Standard and Premium window packages, and screen washing and track cleaning are part of Premium, not The Works. Deck and patio washing are separate too, because wood and concrete each need their own method. Carson can quote any of them for the same visit.
Specialty stains are their own job
Rust and iron, oxidation, artillery fungus, paint, hard water spots and construction debris need their own chemistry or tools, so they are quoted separately. Oxidation, for example, is the siding itself breaking down rather than something sitting on it, which is why washing does not fix it. These are pointed out at the walk-around.
Cleaning cannot fix damage
Scratches, cracked or fogged glass, failed seals, rot and failing paint are not things a wash can fix. Homeowners rarely get up to look at their own gutters or roof, so anything noticed from the ground or the ladder is documented and shown to you.
MINNESOTA TIMING
When to book The Works
SPRING
The natural start
Pollen, winter salt spray, sand and road film come off, and the gutters lose whatever sat under the snow. One visit resets the whole exterior after winter.
SUMMER
The full range
Everything is in season. On hot days the wash is worked in sections with the surfaces pre-wet, because heat makes the chemistry work and dry faster.
FALL
Before November 15
Gutters are best cleaned after the leaves are down and before the first hard freeze, and the glass is clean in time for the holidays.
WINTER
No washing
Water on cold glass turns to ice, so exterior washing waits for spring. Interior window cleaning and holiday lighting continue through the winter.
Our exterior season runs March 1 through November 15. Weather reschedules are always free and never count as a cancellation.
WHERE WE WORK
The Works across the north metro
Glass House is based in Ham Lake and brings The Works to homes throughout Anoka County and the Twin Cities north metro, lake lots included.
Each city page covers the local conditions that affect your home. The surrounding north metro is served as well, and we travel farther for a small trip fee.
QUESTIONS ABOUT THE WORKS
The Works FAQ
What is included in The Works?
Basic Window Cleaning on every accessible exterior pane, with a courtesy wipe of the frames and sills; a full gutter cleaning with the debris bagged and hauled away; and a no-pressure soft wash of the siding, soffits, fascia and eaves. All three are done in one visit, in the order that keeps clean surfaces clean, and your quote shows exactly what you save against booking the three separately.
Why does the order matter?
Gutter debris and house-wash rinse water end up on the glass. So the gutters are cleaned first, the house is washed second, and Carson cleans the exterior windows after the wash is finished. Because the glass is cleaned last, the clean you see is the final one, and nothing from the earlier steps lands on it.
How much does The Works cost?
It is priced by the size of your home. On siding, The Works is $725 up to 2,000 sq ft, $1,025 for 2,001 to 3,000 sq ft, $1,315 for 3,001 to 4,000 sq ft and $1,550 for 4,001 to 5,000 sq ft. On stucco, brick, stone or masonry, the same sizes are $1,088, $1,538, $1,973 and $2,325. Carson confirms the size and exterior at the walk-around, and your quote shows exactly what you save against booking the three separately. The Works isn’t offered above 5,000 sq ft; the three services are quoted separately.
Are downspouts and decks included?
Downspouts are flushed to confirm they flow, and an accessible blockage is cleared with the gutters, the same as a standalone Gutter Cleaning. A packed or underground downspout is quoted separately. Deck and patio washing are also separate, and either can be added to the same visit and quoted with the rest.
Can The Works be done on a brick, stucco or stone home?
Yes. The masonry version of The Works is built for stucco, brick, stone and other masonry, with its own price for each home size. Those surfaces hold moisture and stain differently than siding, so the mix and dwell time are adjusted to clean them thoroughly without etching the surface or driving water where it does not belong.
What guarantees come with The Works?
Five, printed word for word on your quote: the Streak-Free Guarantee, the Honest Results Standard, the Satisfaction Guarantee, the Flow Guarantee and the Workmanship Standard. The full wording of each is in Guarantees above.
How long does The Works take?
With three services in one visit, plan on half a day to a full day, depending on the size of the home. Carson puts a realistic time estimate on your quote, and arrival is booked as a morning window of 8:00 to 10:00 AM or an afternoon window of 12:00 to 2:00 PM.
How should I prepare for The Works?
Take the screens out, turn on your outside spigot and make sure it is reachable, and move chairs and potted plants at least 15 feet from the house. Please tell us about tint, cedar, dark metal or powder-coated finishes, delicate plantings and any wasp nests before we arrive. With the screens out and the spigot on, you usually do not need to be home.
