LINO LAKES SPECIFICS

What The Works means in Lino Lakes

The local conditions that shape how Glass House approaches The Works in Lino Lakes, and the standards it holds to on every visit.

TREES

Oak care and 10,000 ash

Lino Lakes advises residents not to prune or wound oaks in April, May or June because of oak wilt, and the city predicts it could lose as many as 10,000 trees to emerald ash borer. Oak shade keeps roofs and siding damp, which algae and moss need, and oak leaves fill gutters each fall. Dying ash turn brittle and drop limbs and twigs onto roofs and into gutters. Leaves fill the gutters and shade feeds growth on the siding, and The Works handles both.

LAKES

The Rice Creek Chain of Lakes

The Rice Creek Water Trail begins at Peltier Lake in Lino Lakes and passes through five lakes in its first 7 miles. Anoka County's Rice Creek Chain of Lakes Park Reserve is also in the city. Air around a chain of lakes holds more moisture, so roofs, siding and decks dry slowly after rain and dew, and algae, mildew and moss take hold where surfaces stay damp. Homes near water need a wash at least once a year, paired here with windows and gutters.

WATER

255 PPM and a new plant

Lino Lakes water runs about 255 PPM (parts per million) of hardness, with polyphosphate added to control iron. The city's first treatment plant is due in fall 2026 because manganese exceeded state health guidelines, and nearly 1,500 properties use private wells. Polyphosphate keeps iron dissolved in the pipes, but once sprinkler water dries on a house, the iron can still oxidize into orange stains, and the hardness leaves white spots. Iron stains and hard water spots need their own treatments, which Carson points out at the walk-around.

HOMES

A median home built in 1993

The median Lino Lakes home was built in 1993, and about 45% of homes date from the 1990s and 2000s. After about three decades of sun, vinyl siding and painted trim begin to break down into a chalky film called oxidation. Rain running over the chalk leaves streaks, and the roughened surface gives dirt and algae a better grip. Homes that age usually need all three: clean glass, clear gutters and washed siding.

WHY THE ORDER MATTERS

Gutters, then the wash, then the glass

Doing all three in one visit is more than convenient. The order is part of the result: whatever comes off the roof edge and the siding lands before the glass receives its final clean.

WHY WINDOWS GO LAST

Gutter debris and house-wash rinse water end up on the glass. Carson cleans the exterior windows after the house wash is finished, so the clean you see is the last one.

01

A walk-around first

Carson walks the house, checks the surfaces, the plants and the outdoor fixtures, and sets the right mix for your exterior. Anything of concern is flagged and talked through with you before work starts, and every online quote is verified in person at this stage.

02

Gutters first

Gutters are cleared by hand, blown out or flushed, and the debris is bagged and hauled away. The gutters and downspouts are then flushed to confirm they flow. Doing this first means nothing falls or drips onto a freshly washed wall.

03

Then the house wash

The soft wash goes on at the lightest strength your siding will take and dwells about 5 to 10 minutes on vinyl. Surfactant, an additive that makes a mix cling, is typically left out unless the home is heavily landscaped, because it takes far more water to rinse. A low-pressure rinse follows, top to bottom.

04

Exterior glass last

Once the wash is rinsed, every accessible exterior pane is cleaned by hand with a squeegee or with the water-fed pole. Because the glass comes after the gutters and the siding, nothing from the earlier steps lands on it. Frames and sills, the ledge visible with the window closed, receive a courtesy wipe.

05

A final check and photos

Carson checks the gutters, the siding and the glass once more before he calls the job done, and before and after photos come with your receipt. Anything he noticed from the ladder or the ground, such as a blocked downspout, is documented and shown to you.

FOR LINO LAKES HOMES

What to know before your visit

SPRING

The natural start

Spring pollen, winter salt spray and the debris that sat in the gutters under the snow all come off in one visit, which makes spring the natural start.

SUMMER

The full range

Every part of The Works is in season. On hot days the house is pre-wet and washed in sections, so the solution never dries on the siding.

FALL

Before November 15

The exterior season closes November 15. A fall visit clears the gutters after the leaves are down and gives you clean glass for the holidays.

NEIGHBORS

Book the same day

When a neighbor books service for the same day, both households receive 15% off. It is a standing offer, so mention it when you request your quote.

THE OWNER

The person who quotes your home does the work

Glass House is owned and run by Carson Brenny, with no crews, subcontractors or handoffs. He grew up in Ham Lake, went to Blaine High School and has worked full-time in exterior cleaning for six years. The person who quotes your home is the person who arrives, does the work and walks it with you at the end.

Every job receives the gentlest method that will do the work, because too much force or too strong a mix can cause damage that no cleaning undoes. Every homeowner receives a clear explanation of what is on the house, why the method was chosen and what cleaning can and cannot fix, before any money is spent.

IN CARSON'S WORDS

“It's my neighbors' homes: their biggest investment, one of the places they spend the most time, and where the people they care about most live. It's something everyone should enjoy, and I believe that.”

Carson Brenny, owner

LINO LAKES QUESTIONS

The Works in Lino Lakes: FAQ

Do homes near the water in Lino Lakes cost more?

No. Being near the Rice Creek Chain of Lakes does not change the price, and those homes are quoted the same way as any other in Lino Lakes. We do recommend The Works more often there, because humid air keeps surfaces damp after rain and morning dew, and damp surfaces are where algae and mildew grow back fastest.

Do you serve all of Lino Lakes?

Yes, every neighborhood in Lino Lakes. Glass House is based in Ham Lake, and Lino Lakes is part of its regular north metro service area, so there is no trip fee. Carson quotes, cleans and walks every job himself, wherever in Lino Lakes your home is.

What is included in The Works?

Basic Window Cleaning on every accessible exterior pane, with a courtesy wipe of the frames and sills; a full gutter cleaning with the debris bagged and hauled away; and a no-pressure soft wash of the siding, soffits, fascia and eaves. All three are done in one visit, in the order that keeps clean surfaces clean, for more than 10% less than booking each separately.

Are downspouts and decks included?

The downspouts are flushed to confirm they flow, but clearing a blockage is not part of The Works. If one is blocked, Carson finds it and reports it, without taking the downspout apart. Deck and patio washing are also separate, and either can be added to the same visit and quoted with the rest.

Can The Works be done on a brick, stucco or stone home?

Yes. The masonry version of The Works is built for stucco, brick, stone and other masonry, with its own price for each home size. Those surfaces hold moisture and stain differently than siding, so the mix and dwell time are adjusted to clean them thoroughly without etching the surface or driving water where it does not belong.

What guarantees come with The Works?

Two. The Streak-Free Guarantee covers the glass: report a streak or workmanship spotting within 72 hours and the affected glass is corrected at no charge. The Honest Results Standard means the wash targets roughly 90% improvement on normal organic buildup, and you hear what is realistic before any work begins.
