These Terms and Conditions govern your use of the services and communications provided by Glass House Window Cleaning & Seasonal Services LLC ("Glass House," "we," "us," or "our").

Services

Glass House provides residential and commercial exterior cleaning services throughout the Twin Cities north metro area, including window cleaning, house washing, roof washing, gutter cleaning, pressure washing, soft washing, stain removal, ice dam removal, and professional holiday lighting. All services are performed by the owner-operator, Carson Brenny. We are fully insured with $2M general liability coverage plus an umbrella policy.


Quotes and Pricing

All quotes provided by Glass House are estimates based on the information available at the time of quoting. Final pricing may be adjusted if job-site conditions differ from the information provided. Minnesota sales tax is applied to all exterior cleaning services as required by state law (Minn. Stat. § 297A.61). Tax rates vary by service location.


Scheduling and Cancellations

We require at least 72 hours notice for cancellations. Cancellations made with less than 72 hours notice are subject to a cancellation fee of 10% of the quoted service total. A 25% deposit is required for jobs quoted over $2,000. The deposit and cancellation fee will never be stacked together. We work in rain and reschedule only for severe weather conditions such as heavy lightning.



Payment

Payment is due upon completion of service unless other arrangements have been made in advance. We accept payment via Zelle, Venmo, CashApp, and check.


Service Guarantees

Streak-Free Guarantee: All window cleaning services are backed by our streak-free guarantee. If you find even a single streak, we will return and touch it up at no additional charge. 10-Day Rain Guarantee: Premium window cleaning includes a 10-day rain guarantee. If your windows become dirty due to rain within 10 days of your premium cleaning, we will re-clean them free of charge. 2-Year Roof Washing Warranty: We warranty all roof washing for two years. In the first year, if you see signs of growth returning, we will retreat it free of charge. In the second year, we will perform a full roof washing at half price if needed. Satisfaction Guarantee: If we are not satisfied with the outcome of your window cleaning, gutter cleaning, house washing, or roof washing, you will not be charged. Reapplication Guarantee: All stain removal services include a reapplication guarantee.



Documentation

We provide before and after photos with every service. All debris from gutter cleaning and other services is bagged and hauled away.



Construction Cleaning

Construction cleaning services (removal of adhesive, paint, caulking, and other hard debris from glass) may require the homeowner to sign a damage waiver and liability form before service begins.


SMS Text Messaging Terms

Program Name: Glass House Window Cleaning & Seasonal Services SMS Updates

Program Description: When you provide your phone number to Glass House, you may receive text messages related to your service inquiry, appointment confirmations, scheduling updates, quote follow-ups, post-service messages, review requests, and seasonal service reminders.

Message Frequency: Message frequency varies based on your service activity and interactions with Glass House. You may receive multiple messages per month during active service periods.

Message and Data Rates: Standard message and data rates may apply depending on your mobile carrier and plan.

Opt-In: By providing your phone number through our website quote form, by texting our business number, or by verbally providing your number during a phone call and agreeing to receive text updates, you consent to receive text messages from Glass House.

STOP: Text STOP to any message from Glass House to opt out of receiving further text messages. You will receive a confirmation message and no further messages will be sent unless you re-subscribe.

HELP: Text HELP to any message from Glass House for support information. You may also contact us directly at (612) 294-8796 or Contact@GlassHouseWC.com.

Supported Carriers: Glass House SMS is supported on all major US carriers. Carriers are not liable for delayed or undelivered messages.


Liability

Glass House carries full insurance coverage and follows OSHA safety regulations. We use professional-grade safety equipment including roofing-specific traction footwear and harness systems when working at height. While we take every precaution to protect your property, Glass House is not liable for pre-existing damage, damage to surfaces in poor condition that may be revealed during cleaning, or damage resulting from conditions not disclosed prior to service.


Privacy

Your personal information is handled in accordance with our Privacy Policy, available at GlassHouseWC.com/privacy-policy. We do not sell or share your information with third parties for marketing purposes.


Changes to These Terms

We may update these Terms and Conditions from time to time. Changes will be posted on this page with an updated effective date.
