  • Dish Soap Solution: Apply dish soap (like Dawn), scrub with a stiff brush, and rinse with water.

  • Engine Degreaser: Spray on, wait 20 minutes, scrub, and rinse thoroughly.

  • Commercial Oil Stain Removers: Products like Goof Off Concrete Oil Stain Remover work well on large or old stains. Pour a thick layer over the stain, let sit, scrub with a broom, and rinse.

  • Severity of staining: we determine the age of staining. The age matters because while fresh stains are easier to remove, being only weeks, or months old- older, deeply penetrated stains may only lighten.


  • Slope and drainage: Where drainage goes matters, we check areas and create a detailed containment plan that protects our waterways, storm systems, and properties here in Minnesota.


  • Proximity to lakes/ditches/storm drains: depending on the area, we may not be able to effectively clean the oil stain if it is too close to a waterway.


Pre-Treatment:

  • Dry Removal First: Before we use any heat or water, we scrape thick deposits, then work in absorbents, we let it pull the oil out, then sweep it into a bag.

  • Alkaline degreasers: These require agitation, but are great for driveways and shops. They work great on petroleum films specifically.

  • Enzyme or Bacteria products: These products are slower, and require hours of dwell time, but are better for targeting residual shadowing that oil can leave on concrete.

  • Poultice style products: These products draw oil up and out of the pores, and are often the only way to improve old oil stains.


Execution:

  • Even Application

  • Dwell Time Matters: We let the chemicals do the work, but we don't let it dry on the surface. It is important to rewet, or mist again if needed during the dwelling process.

  • We agitate the application with a brush, or rotary scrubber where feasible.


Treatment:

  • We Use Hot Water: Hot water cuts grease and oil faster, and penetrates deeper than cold water, which minimizes runoff.

  • We use more gallons per minute to clean instead of more pressure. Higher pressure, or PSI can etch concrete. Using more gallons per minute moves more water through the pores instead and avoids high pressure to protect your surfaces.

  • We use industrial grade surface cleaners for consistency. Occasionally we'll use a wand or turbo nozzle for corners, edges, or other hard to reach areas. However we will always put the safety of your surfaces first, and always work at a safe distance, or angle when using pressure nozzles.

  • If not lifted after the first treatment, a second treatment may be necessary.


Wastewater management:


  • Per our containment plan, we will have drain covers on the drains before we start any washing.

  • As washing starts we capture the waste water, allowing no infiltration into the ground, or discharge into surface waters.

  • We use floor squeegees to move waste water into controlled spaces, and a wet vacuum to move the wastewater into containers for proper disposal.
