Which is exactly what our HOA Service Plan is built for.

-Low-pressure, eco-friendly workflows

-Clear scheduling + resident communication support

-Before/after documentation + consistency you can plan around

What’s included in Your Service Plan

Spring Community Soft-Wash

This is the “reset button” after winter.

We perform a quiet community wide, eco-friendly, low-pressure soft wash to clean:

  • Siding

  • Soffits

  • Eaves / fascia

No high pressure blasting. No damaged siding. No shredded caulk lines. This targets dirt, algae, lichen, mold, mildew, cobwebs, and other debris.

Window Cleaning
Spring/Fall

We offer community-wide exterior window cleaning on a schedule that makes sense:

  • Spring: clean after winter grime

  • Fall: clean before freeze-up and low daylight season

This keeps the property looking cared for year-round, and it’s one of the highest “resident happiness” line items you can add.

Gutter Cleaning
Spring/Fall

We clean and flush gutters and ensure downspouts are functioning.

This helps prevent:

  • Overflow and staining

  • Water pooling near foundations

  • Ice buildup risk later

  • Landscaping washouts

Optional
Add-Ons

Need more than the core plan? Easy.

Common add-ons:

  • Spot stain removal on siding/concrete

  • Roof soft washing (community-wide or selective buildings)

  • Community Wide Ice dam Removal  (winter)

Policies

We can't control the weather, but we can control our standards.

Weather

We work around weather safely. Soft washing and concrete cleaning require appropriate temps and conditions.

Resident Communication

We provide a short notice for each appointment, for you to send residents. We will always get this to you at least one month before any upcoming appointment.

Safety & Protection

All landscaping, and other sensitive areas are treated with caution, and care. We tarp off bushes when necessary, and we always have multiple hands on deck solely for property protection.

Consistency

We don't cut corners. To us, anyone can clean, but we treat this like fine dining. We care for the quality within each experience, every time. There's one definition of clean, and that's streak free, mess free, and stress free.

If that's ever not met- we come back out, free of charge within 48 hours to make it right.

Insurance

We're fully insured up to $2M, and are happy to provide a COI upon request.

FAQs - HOa Service Plans

Q:
Do You Use Pressure to clean siding?

A:
Absolutely not. No matter if it's a roof, your siding, soffits, or eaves, we will never use pressure to clean. Using pressure can force water inside and cause damage. Instead, we use insurance approved, low pressure Eco-Friendly solutions to target tough grime, algae, cobwebs and more, while keeping your property safe.

Q:
do you have to opt for the entire plan?

A:
Yes, we require communities to opt in for at least three of our services in order to enter our care plan structure. This ensures we can provide consistent results, at a discounted rate, while staying afloat.

Q:
How Loud are service days?

A:

We built these workflows to be as seamless as possible. This includes quieter equipment, mindful setup and start times, along with limiting unnecessary noise.

Q:
How do you price the plans?

A:
We try and make these plans as affordable as possible for residents & property management alike, so pricing is predominantly determined by the amount of units. The average cost per unit within our care plan is $365 annually.

q:
What Do I Need To Do To Prepare?

A:
Almost nothing.

We ask that vehicles are clear of the driveway, and any concerns or questions you have are brought to our attention.

Other than that, relax! We'll communicate next steps to get you taken care of!

Q:
Who completes the services?

A:
All of our care plans are taken care of directly by two owners, with over a decade of experience combined. No new trainees, no inexperienced crews, no rotating faces.
We're two young men that take our trade seriously. We're communicative, meticulous, and have cared for many of the most iconic properties within Minnesota.

Q:
Do you clean commercial buildings?

A:
Most definitely! We include shared facility buildings, clubhouses, and offices within each plan. We also make care plans for apartments, and offices as well.

Q:
How Does Communication work?

A:
All communities we serve get a direct line of communication to the owners. We communicate via text, email, and over the phone, but a text is usually quickest!
